The City of Nancy has just been awarded top honours in the Arturbain.fr 2005 Competition for this district, recognising a high-quality urban design project.

Near the hyper-centre, train station and motorway connections, Rives de Meurthe District is a real opportunity for companies. Several programmes are underway in this well-equipped new quarter, which will make it possible to offer several thousand m² in office space.

An Outstanding Site

With the train station district, Rives de Meurthe is one of the two major urban redevelopment sites in the city. The area, which lies between the Meurthe River and Marne Rhine Canal, covers 20% of land in Nancy itself (300 ha out of 1,500). It was redesigned by Alexandre Chemetoff, architect and landscape artist chosen by the City in 1990.

Located a stone's throw from Place Stanislas and in the immediate vicinity of the city centre, Rives de Meurthe offers a unique landscaped setting built on the water. Thanks to the Line 1 Tramway and public transport network, the future TGV station will be only a few minutes away. The site served by the metropolitan area’s major East-West axes (RD2bis/A330/RN74), and the completion of the urban boulevard will make it possible to improve North-South connections.

A New Central Neighbourhood

A series of projects and construction ventures have been ongoing for nearly 20 years : real estate development plans, cultural and technological programmes, an academic, commercial and hospital centre, a service-sector activity centre and more.
220 million euros were invested between 1993 and 2003 and nearly 150 million will be so by 2008. Today, over 40 hectares have been reclaimed.

University Centre

The site is home to the School of Architecture, two engineering schools at the National Polytechnical Institute of Lorraine (European School of Engineers in Material Engineering) and National Higher School in Industrial System Engineering), as well as ENCT (National Application School for Regional Civil Servants). The CROUS (Regional Centre for University and School Services) and a university cafeteria are also present on-site.

Business Activity 

Many firms have set up on the site : MAIF, Berger-Levrault, 3 Suisses and others. BIALEC, a printing company with a focus on new technologies, has established facilities of over 5,000 m² there.  Professionals in law and management have also chosen to make the site their main base for operations. 

The "Onyx" office building (5,706 m²) has already been completed and several office operations are planned : the Mediapark and Leszczynski buildings, which will offer more nearly 8,500 m² in the immediate vicinity of the Kinépolix multiplex cinema and new hotels, IBIS and Suite Hôtel.

The site is now home to just over 50 establishments, or nearly 1,000 jobs.

Cultural and Recreational Areas

The Regional Contemporary Music Centre (CRMA), a more than 2,000 m² building dedicated to music, is soon to be built. Equipped with a 1,200-seat concert hall, six rehearsal rooms, recording studio, multimedia room and resource centre, the site - conducive to creation - will support and grow along with new talents.

For fans of the big screen, a cinema complex, Kinépolis, has just opened. 10 theatres and 2,850 seats, a bowling alley, restaurants and 500-space parking lot should satisfy movie-lovers before and after the movie.

Athletes will also be able to engage in their favourite sport in Martiny and Louis Merklen Gyms while water sport lovers can enjoy rowing, canoeing and mini-rafting at the aquatics centre. 

Housing Programmes

Located near the water gardens, the Carré Saint Georges saw, the construction of 143 housing units in three residences. Three other real estate programmes, Cent Fontaines, Nymphéas and Jardins de Jade will contain 136 new housing units.

A services residence opened its doors in June 2004.  Equipped with 161 housing units, it is home to business travellers, researchers and employees... for a week or several months. In addition to its comfortable apartments, the residence offers a large range of services (office supplies, recreation, private parking, etc.).
In all, the site will ultimately be home to over 1,000 housing units.


Healthcare Centre

The extension of the healthcare centre has begun in the south of the Austrasie District with the University Hospital Centre building its central kitchens there and bringing all of its paramedical training programmes together in the Marcel Brot building.

The healthcare centre's redeployment will continue in 2006 with the start of operations at the Regional Rehabilitation Institute, which will be built along Boulevard Lobau, in a building stretching over the canal. The 75-metre long bridge will connect the two buildings set on either side of the waterway. With 115-bed capacity, 60 half-board spots and an outpatient centre, the physical medicine and rehabilitation centre will be open to victims of violent physical impacts, spinal cord fractures and cardiovascular accidents.

In the immediate vicinity will be the School of Ergotherapy, where students will learn to provide rehabilitation, readaptation and reintegration treatment to disabled people.
The Rives de Meurthe district will also be home to the French Blood Institute, on Place Loritz and the Social Health Office, will set up offices in the Florentin Victor area.

Public Areas and Infrastructures

The water gardens, which received the Grand Prize in the National Public Architecture competition in 2003, were designed by Alexandre Chemetoff in 1996. This haven for rest, where Nancy residents come for relaxing moments, is built to complement the aquatic world : fountains, lush plant life, unique artificial ponds bordered by trees and fringed with trees and aquatic plants, which lend cheer to city-dwellers' walks.

On the banks of the Meurthe River and the Canal, walking and biking paths extend the enjoyment into a preserved area. The Mechelle pond was also outfitted for walkers' enjoyment and its banks are connected by an entirely new footbridge. A beach will be set up for rowing.

In order to improve the flow of traffic and better connect the neighbourhood to the city centre, an infrastructure plan was implemented. New paths were outlined to extend the existing ones: rue Charles III, boulevard Meurthe-Canal and the Nancy/Saint Max/Essey connection. Public works were also designed: the Louis Marin Viaduct, the Levan Bazin Bridge, Collignon Bridge and Collignon Esplanade.
